    Big Lesson: Appraisals
    Jerry Jones
Big Lesson: Appraisals The Big Lesson this month has been on appraisals. I'm going to get into a lot of detail on the appraisal process in a bit -- specifically in Dunes Landing -- I am going to show you a "before" and "after" appraisal in this article. What I mean by that is I am going to show you an appraisal that was provided to me by a well-respected local appraiser initially, incidentally, at one of my recent Real Estate Boot Camps. Next, I'll show you . . . keep reading

    Jerry Jones
SUNNYSIDE ROAD, Salem, Oregon - Initial Raw Land Screening Example For some reason, I did not and have not reported on this project in the last LOS issue or two. SO, I've got some catching up to do here. Here's the background on the "WHY:" Property in South Salem is hard to come by. There's little if any frontage property . . . keep reading

MERRIMAN Road, Medford, Oregon - About Doing Your Homework... If you're keeping up with me on the BLOG (at www.realestateforbusydentists.blogspot.com), then you'll know I killed this deal. Had to. Due Diligence, when there is zippo for cash at-risk, is the time to evaluate properties to see if they are in fact, WORTH what you are paying or MORE. Prime example here is when you look at . . . keep reading
Why Raw Land is a Great "Niche"
    Jerry Jones
Why Raw Land is a Great "Niche" Raw Land is a great "niche" within real estate investing. Why? There's little if any cost in pre-screening properties and once you do a few pieces of raw land in a given area, it just gets easier and faster the more you do. . . . keep reading
The Art of Raw Land Prescreening
    Jerry Jones
The Art of Raw Land Prescreening Today's training has one focus in mind: How to quickly determine if a piece of raw land has any merit in pursuing -- in other words, how to quickly, with minimal time and research, separate the wheat from the chaffe. There's little if any cost in pre-screening properties and once you do a few pieces of raw land in a given area, it just gets easier and faster the more you do. Since the investment is mainly in time, one of the things I like is I can squeak it into small time blocks I have or in the late evening or early morning hours whenever it's convenient for me. Just these couple of aspects makes Raw land one of my favorite "niches," if you will, in real estate investing. The reasons are many . . . keep reading
San Angelo, TX - Site Survey of Development Opportunities
    Jerry Jones
San Angelo, TX - Site Survey of Development Opportunities This was my trip with partner/LOS Member Michael Jans, guru to the Insurance industry. What I can tell you about this trip, immediately, was that it was exhausting. I have a two-inch file generated from the trip. San Angelo is a place in Texas, sorely undervalued, and believe me, that is all about to change. Builders for instance, are USED TO PAYING $20,000 for a building lot. They are used to making only . . . keep reading

Development Project Basics and Lessons Learned From Hogback BIG Lesson(s): Before I get to the actual lessons, I wanted to let you know that within days after completing last month's newsletter, we finally got an offer accepted on the Hogsback property. It was pretty funny since it was the ORIGINAL offer made way back when. Exhibits a powerful lesson . . . keep reading
Raw Land: Where to Start Checklist
    Jerry Jones
Raw Land: Where to Start Checklist I'm often asked by Members of the SOREM community, "What's the initial info I need to consider in my Raw Land due diligence?" Although there are over a hundred questions you might end up asking of the property, here are the 11 to start with that I'd recommend you never CLOSE on the purchase of a piece of raw land without: . . . keep reading
Lessons From The Road - Partnerships, Communication, Path of Progress, and More...
    Jerry Jones
Lessons From The Road - Partnerships, Communication, Path of Progress, and More... You've all heard me talk about Hogback Mountain down in Klamath Falls, Oregon, right? It's a big 507+/- acre property on a hillside, overlooking the town of K-Falls. My friend and broker Kevin brought the deal to me. We worked through the offers in previous issues. Well, to sum it up quickly, all the offers and counter-offers evolved into a face to face meeting with 3 of the 6 principals, myself, Dennis (my dad), and Kevin, my broker. Now, I've never . . . keep reading

Why You Shouldn't Give Up On A Seller? Time and Circumstances Can Change Everything... Click Here For Accompanying File - 65 Acres, Florence, OR If you were to look back a few issues, you'd see this property mentioned more than once. Now that my last real estate boot camp is a wrap, I actually have a few more minutes a week to devote to sifting and sorting through deals that were, then were no longer, that, due to seller's circumstances, may again be…a deal. Goes to show you one important strategy: Don't give . . . keep reading

"How to be Successful with a Real Estate Broker in Central Oregon (or ANYWHERE)" - Part VIII Yeah. So about 6 months double the money. But that's one of those... again I think the idea is that they're 10 acres they're $40,000 bucks and you've got this insanity going on over there. And so you know it s a play on the insanity. Ok let's get back to questions. Do we have any other questions from anybody? . . . keep reading

"How to be Successful with a Real Estate Broker in Central Oregon (or ANYWHERE)" - Part VI Very interesting... very interesting. OK well I think we need to get some information from you on those and I'll... and what I'll do Newell, if you can get it to me I'll just include it in with our upcoming issues of the LOS newsletter. "How to be Successful with a Real Estate Broker in Central Oregon (or ANYWHERE)" - Part V Newell, what factors outside of what we've talked about, have you seen influence the market and I guess kind of what I'm getting at here is the speed of properties of being bought and sold, the price, not necessarily the demographic aspects of it but more the transactional aspect of it. . . . keep reading

"How to be Successful with a Real Estate Broker in Central Oregon (or ANYWHERE)" - Part IV Then we're getting some that are buying just to be in market. They're just buying to be buying and I think that that's an influence in the market a little bit too... because of... I feel some of the prices have gotten to be not realistic anymore. Here's what people are saying ...

    A Nice $40,000 Profit...

"Jerry, Matt and I just wholesaled another house that we had an option on. Optioned it for $135,000 two weeks ago. Needs about $40,000 in rehab that we do not want to do. Matt ran an ad in the classifieds last week and put a For Sale Handyman Special sign in the front yard. Also talked it up at the REIA meetings. Had over 60 responses and 4 offers. Sold it for $175,000. Close next Tuesday. Nice $40,000 profit for doing virtually nothing. I love this business."

-Greg Sneyd , Salt Lake City, UT

    $30,000 to $40,000 For 6 Hours Work...

"I’m a member of Jerry’s Over the Shoulder Program and have done a few deals with Jerry himself, and I can go on and on. This week I’m about to finalize on two preforclosure properties that will net me about $15,000 to $20,000 on each property. That’s $30,000 to $40,000 for 6 hours work. I currently have about 16 deals going on at some level with more being added each week. Just do the math and see what kind of income can be made here and have fun at the same time. I never dreamed about doing this a year ago."

Real Estate is Something Every Person Should Know About...

"To obtain another stream of income to give piece of mind. Real estate is something every person should know about. Knowledge is power!"

Net Profits in Excess of $200,000...

"Jerry, We’re about to close on several real estate deals that will net us in excess of $200,000.00. What we learned at your Real Estate Boot Camp for Busy Dentists was the kick-off point. This truly is an amazing business and incredibly lucrative. The best part is, I have my kids involved, too, and they are developing and using skills to earn very substantial incomes that will last a lifetime...even through good and bad economic times. THANK YOU!"

-Dr. Larry & Mrs. Gail Litman, IL

    There is Huge Opportunity...

"Jerry, I believe that to be successful that you have to be counter-intuitive. This is not for everyone. It is only for people that can be open-minded and take massive action on this information. There is huge opportunity for us to help other people (get out of a bad situation) which is the same reason we become dentists to begin with. Thanks Jerry and staff!"

-Dr. Daniel D. Finn, Perry, IA

$4.8 Million Dollar Commercial Property...No Personal Money Down...

"We applied one strategy that we learned and successfully negotiated a Letter of Intent for a $4.8 million dollar commercial property that only required us to put down $50,000 (and not even use our money for the down payment!). You and your instructors are all experts in the varying aspects of real estate investing, and I highly recommend your training to any dentist and their spouse, business partner and friends who have the desire to create wealth and supplement their current income and add to their retirement portfolio. I’ve been a perpetual student of real estate investing for over 20 years and your training is perfect for anyone who has an interest in furthering their education and knowledge base. Whether they’re brand new to real estate, or a seasoned investor, your Real Estate training is a valuable asset that continues to payback infinitely."
