    I met "Mr. Wu", while working at the Oregon Department of Veterans' Affairs as the Adminstrator of the Loan Division. He was having trouble keeping his house payments straight and asked for an appointment. So, I told him to bring in his payment book.

    He showed promptly for his appointment. That in and of itself was a welcome change. But what happened next caught me, admittedly, off guard.

    He didn't bring in just one payment book. He brought in more than 12 payment books; all with the ODVA! While I was developing a spreadsheet showing what he owned and the payments due, I asked how he had managed to buy so many properties and how.

    He said he and his wife were watching television about 2 years earlier right as the economy was hitting an all time low in 1982. They decided it was time to buy properties and set a goal to purchase one foreclosed property every other month. They would fix it up themselves, rent it, and then move to the next property. The rental deposit was always equal to the cash it took to get the property in shape.

    They started where everyone should: with the basics. They learned the language used in the real estate community and they studied some fundamental strategies that had proven successful for others. (Big Clue: Nothing new in real estate. Use the strategies and techniques others use that work!)

    They had the courage to start, (Commitment) and stuck with it (Conviction and Endurance). Now they had 12 properties with our agency and a few with others. By 1984, Mr. Wu and wife, first generation Americans, had over $4 million in properties and over $1 million in real equity! (In 2007 dollars.)

Fancy people with lengthy experience? No, he was a janitor at a local high school.

    For me, the starting point was in 1974. FHA had a lending program affectionately called the 235 Program. They were financing 3 bedroom 1 bath single car garage homes. Entire neighborhoods went up and the only difference from one house to the other was whether the garage was on the left side or right. They made loans to low income families with no down and hoped they could pay. Well, you guessed it, entire streets of vacant homes. So, I saw an opportunity!

    The properties I was interested in were in a college town hurting for rentals. So, I bought one home a month for $500 down. Repairs were about $500 more. I leased the houses by the bedroom at $200 per bedroom per month. The parents had to make the security deposit and had to sign a 12-month lease. It worked like a champ. Once the cash flowed and looked profitable, I was able to sell some to the college for a nice profit. I was only 27 when I started. That means no matter who you are you can do it too!

    Not long ago a group with the same lust for learning and a desire to invest in real estate gathered in Orlando, Florida to get the basics. After some discussion, I told them they could buy the property again from us or they better start packing.

    What a horrible lesson but one repeated all over America. What sounds like an easy way to buy a place of your own; to own part of the American dream only becomes a true nightmare.

Get an attorney to prepare the contract and the escrow instructions, have a payments and funds handled by escrow or in some states attorneys, have an annual accounting reviewed by a third party, have independent statements from the lender to make sure everything is balancing, have transfer documents placed in escrow for recording upon completion of performance under the contract, have rights of offset in case the seller doesn't pay debts from reserves as called for in the instructions or contact, and have default and remedy language in the seller is a real looser. These folks tried to save money and went on the cheap. Look what it cost them.
